Market Trends- November 2011

THE geographic area for Market Trends is the Beaver Dam School District. This newsletter’s data comes from the month of October and is focused on single-family homes, therefore, condos, multi-family, vacant land, and commercial properties are excluded.
There are currently 176 homes on the market, down from 190 in October. The average list price is $159K, and they’ve averaged 172 days on the market. Of the 176 homes, 60 are under $100K and 38 are over $200K. Within these market segments, the days on the market are as follows: for homes under $100K (184 DOM) and homes over $200K (244 DOM).

Last month, 13 homes were sold. The average sale price was $135K, approximately 92% of the average list price of $145K. These homes stayed on the market for an average of 164 days. Of the 13 homes sold, 6 were under $100K and 2 were over $200K.

You may have noticed that the number of homes on the market has been dropping over the last few months: 198 in August, 190 in September,  and 176 in October. This trend is typical for this time of year thanks to our lovely Wisconsin weather. Some owners think that this is a poor time to sell a home so they wait until spring. However, there are still many buyers out there looking for homes and even buyers who are relocating to the area who must find a home. With fewer homes on the market, there is less competition for those buyers.
